What Is Included

Campus Infrastructure to Your Boundary

Powered Land customers receive campus power, connectivity, and security infrastructure delivered to their parcel boundary. Everything inside the boundary is yours to design, build, and operate.

Land

Dedicated Parcel on a Secured Campus.

Your organization receives a long-term ground lease or fee-simple parcel within the secured campus boundary. You design, engineer, and construct your facility to your own specifications — while benefiting from the campus infrastructure that surrounds it.

  • 500-acre master-planned campus
  • Flexible parcel sizing from small footprints to multi-acre sites
  • Secure campus perimeter with access control
  • Coordinated site planning with campus master plan
  • Road, utility, and access corridor coordination
  • Long-term ground lease or fee-simple options
Power

Campus MV Feeds Delivered to Your Boundary.

Medium-voltage power is delivered from the campus microgrid directly to your parcel boundary. You take it from there — your transformer, your gear, your switchgear design. Two independent campus MV feeds are available for A/B redundancy. Power is generated on campus; no utility queue dependency.

  • MV delivery at your parcel boundary
  • Two independent ring feeds available (A + B)
  • Campus generation — no grid queue dependency
  • Power metering and billing at the campus MV delivery point
  • Scalable power allocation as your build-out grows
  • Coordination with campus operations for maintenance windows
Connectivity

Campus Network Infrastructure Access.

Your facility connects to the campus carrier-neutral network infrastructure, with access to ISP transit providers serving the campus and inter-building fiber routes. OT/IT segmentation standards apply campus-wide. You are responsible for your internal network design; campus infrastructure extends to your building demarcation point.

  • Campus carrier-neutral connectivity access
  • ISP transit options via GridMetro, Zayo, and Windstream
  • Inter-building dark fiber coordination
  • Campus network demarcation at your building
  • OT/IT segmentation standards apply
  • Connectivity requirements reviewed at onboarding
Security

Campus Perimeter and Access Control.

Your facility operates within the secured campus boundary with campus-wide perimeter security, vehicle access control, and CCTV coverage of common areas. Your internal physical security design is your responsibility. Visitor management, vendor access, and access credentialing follow campus-wide protocols.

  • Secured campus perimeter with vehicle control points
  • CCTV coverage of campus common areas and entry points
  • Access credentialing via campus Visitor Control Center
  • Vendor and contractor access follows campus protocols
  • Campus security operations center coverage
  • Internal facility security at your design and cost

Powered Land vs. Greenfield Development

All the Control. None of the Greenfield Risk.

A pure greenfield data center development requires you to solve power, connectivity, security, and land independently — often spending years in utility queues before a watt of generation capacity is available.

Powered Land gives you the same design freedom and operational control of a self-build, but on a campus where the power, connectivity, and security infrastructure already exists — or is being built in parallel with your facility.

No Utility Queue

Power is generated on campus. You do not wait in a multi-year utility interconnection queue.

Your Design, Your Schedule

You build to your own spec, your own timeline, with your own contractors and engineering team.

Campus Infrastructure Coordination

Power delivery, connectivity, and access road interfaces are coordinated with campus ops — not negotiated cold.

Scale Across the Campus

Additional parcel capacity and power allocation can be reserved as your deployment grows.

Who It Is For

Built for Operators Who Build

Powered Land is designed for organizations that need to own and control their facility — while leveraging campus infrastructure to eliminate the hardest parts of greenfield development.

Hyperscale Self-Build

Large operators who want campus power and security without ceding control of their facility design, build schedule, or internal infrastructure standards.

Private AI Compute Campus

Organizations deploying proprietary AI infrastructure who need dedicated, secured space with high-capacity power and control over their physical environment.

Energy-Intensive Industrial Compute

Workloads with specialized facility requirements — custom cooling, specific structural requirements, or operational classifications — that do not fit a standard colocation box.

Long-Term Anchor Development

Organizations with 10+ year infrastructure commitments who want to own and operate a facility inside a campus with guaranteed power access and coordinated site development.

Vertically Integrated Operators

Operators who build and run their own facilities but want the benefit of on-campus generation, campus-wide security, and shared carrier connectivity infrastructure.

Government and Defense Compute

Sensitive compute workloads requiring physical separation, controlled access, and custom facility design within a secured perimeter.

Process

From Parcel to Operations

A coordinated path from land agreement to facility commissioning — with campus infrastructure interfaces managed throughout.

01

Parcel Planning

Identify parcel size, location within campus master plan, power allocation, and connectivity requirements.

02

Ground Lease or Sale

Execute land agreement under the campus commercial framework. Power and connectivity service agreements executed in parallel.

03

Design Coordination

Your engineering team coordinates with campus infrastructure on power delivery point, network demarcation, access roads, and site interfaces.

04

Construction

You build your facility. Campus operations maintains continuity of MV power delivery and campus services during your construction period.

05

Commissioning Coordination

Joint campus-tenant commissioning review of the power delivery interface, metering, and network demarcation before you energize.

06

Operations

Your facility operates independently with campus power, connectivity, and security infrastructure supporting it from the outside.
